Terms and conditions

Last updated: 19 October 2026

fixmyboiler.org.uk is a trading website of Southwark Heating. These terms apply to repairs and other services booked through fixmyboiler.org.uk and to your use of this website. The services are supplied by Southwark Heating. By booking work with us you agree to them. They do not affect your legal rights as a consumer.

About us

fixmyboiler.org.uk is operated by Southwark Heating. Southwark Heating is the trading name of Adam Bouchiba, a sole trader, of South Dock Marina, Rope Street, London SE16 7SZ. Phone: 020 8050 2022. Mobile (call, text or WhatsApp): 07988 991963. Email: info@southwarkheating.com. Gas Safe registration number: 985690.

Services and prices

Through this website we provide boiler repairs, boiler servicing and gas safety certificates. Prices shown on our prices page and booking page are correct at the time of publication and may change without notice. The price shown when you book is the price you pay for that visit. Parts and any additional time are charged separately, and we tell you the cost before carrying out the work.

Quotes and bookings

A quote is based on the information you give us and may change if the job turns out to be different from what was described. Some jobs need to be inspected before a final price can be confirmed. Please tell us about anything that may affect the work, such as access problems.

Booking and paying online

You choose your visit, tell us your preferred date and time, describe the problem and send us your details. You are then taken to a secure payment page run by Stripe. Your booking is made when you have sent your details and completed payment. Your preferred date and time is a request; we confirm your appointment time by phone, text or email. Please give accurate details, including the property address and postcode.

Prices and payment

Online bookings are paid for through Stripe when you book. We do not see or store your full card details. For other work, the price and payment terms will be agreed with you before work starts, and payment is due as agreed in your quote or invoice. Standard labour (for repair work, including boiler breakdowns and repairs): £90 minimum charge covering up to the first hour on site. If the job takes less than one hour, the £90 minimum charge still applies. Additional time beyond the first hour is charged at £90 per hour. Parts and materials are charged separately where required. Any work outside the service you booked may need your approval before it goes ahead.

What our fixed-price services include

CP12 Gas Safety Certificate Inspection (£90) covers the gas safety checks and CP12 certificate only and does not include a boiler service. CP12 Gas Safety Certificate Inspection + Boiler Service (£160) includes both the inspection and a standard boiler service. For both, any repairs, parts or additional labour required will be quoted separately.

Emergency call-outs

Emergency call-outs are available. Emergency and out-of-hours work may be priced differently, so please call us to discuss your situation.

Priority visits. When booking online you can choose a priority visit for an additional fee of £50, which is added to the price of the service you book. We do not charge a call-out fee as standard; the priority fee is for a faster, prioritised response. We aim to attend within 2 hours of confirming your priority booking and will attend within 4 hours, except in exceptional circumstances outside our reasonable control such as severe weather, road closures or a high number of simultaneous emergencies. This is a target and not a guarantee of an arrival time. If we do not attend within 4 hours for reasons within our control, we will refund the £50 priority fee in full. The price of the service itself remains payable as normal, and parts and materials are charged separately where required. If you smell gas or suspect a gas leak, do not book online: leave the property and call the National Gas Emergency Service on 0800 111 999.

Access and your responsibilities

Please make sure we have safe access to the property and the appliances and areas where work is needed (for gas safety work, this includes the boiler and all relevant gas appliances), and that someone aged 18 or over is present if required. We may refuse or stop work if conditions are unsafe.

Gas safety

All gas work is carried out by a Gas Safe registered engineer. If an appliance or installation is unsafe, we may need to disconnect or turn it off, and we will explain why. If you smell gas, call the National Gas Emergency Service on 0800 111 999.

Changes and cancellations

If you need to cancel or rearrange a booking, please tell us as soon as possible by phone or email. If you are a consumer who booked online, you may have a statutory right to cancel under UK law, and nothing in these terms affects it. Any call-out or cancellation charges will be agreed with you in advance.

Our work and your rights

We will carry out work with reasonable care and skill. If you think there is a problem with our work, please contact us promptly so we can put it right.

Liability

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything that cannot legally be limited. Otherwise, we are not responsible for losses that were not reasonably foreseeable.
